How is a penalty calculated if I break my mortgage?
The calculation depends on your lender and contract. Many closed variable-rate mortgages use three months’ interest; many closed fixed-rate mortgages use the greater of three months’ interest and an interest rate differential. Methods and additional fees vary. Ask your lender for a written payout quote before deciding.
Does a pre-approval guarantee my mortgage?
No. Final approval depends on the property, verification of your documents, lender conditions, and your financial circumstances at the time. Avoid making major credit or employment changes without discussing them with your advisor.
Can I take a portable mortgage to my next home?
Portability is subject to your contract, timing, property eligibility, and lender approval. A new purchase price or loan amount may also affect the rate and terms. Review these details before committing to a move.
How do lenders assess self-employed income?
Requirements differ by lender and product. Tax returns, notices of assessment, business financial statements, and other income records may be required. Start with a conversation about your business and how your income is documented.
Should I accept my lender’s renewal offer?
Review it alongside your goals and available alternatives. Consider the rate, payment, prepayment privileges, penalties, and any costs of switching. Begin the conversation before your renewal date.
When should I talk to a mortgage advisor?
Before you start shopping for a home, as your renewal approaches, or when your financial plans change. An early conversation helps you understand your options and prepare.
What should I bring to our first conversation?
Start with your goals, expected timeline, and a general overview of your income, down payment, and existing debts. Sandeep can explain which documents may be needed next. Please avoid emailing sensitive financial documents until a secure method has been arranged.
Is the calculator a mortgage approval?
No. It provides a payment estimate based on your inputs. Actual eligibility, rates, and mortgage terms depend on lender review and your circumstances.
Can we review my existing mortgage?
Yes. Contact Sandeep to discuss your current mortgage, renewal date, and goals. Any proposed change should account for applicable fees, penalties, and lender conditions.
